Fully comprehensive maintenance contract

The terms of Type C shall be as described for Type A and B, but with the following additional facilities.

a)   We will supply and fit free of charge during normal working hours only all lift components that are required due to fair wear and tear, such parts to be installed as and when required at the Company’s discretion only.

b)   A charge will be made for the supply and fitting of spare parts required to remedy any fault and also for labour where the call-out proves to be abortive or is due to misuse or vandalism. All attendance to calls requested outside normal working hours will be charged at prevailing overtime rates.

 The cost of both labour and materials involved in replacing the following items are EXCLUDED from the terms of this contract.                            

(i)   Control panels as a complete unit and Operating or System software.

(ii)  Gear Units (Traction Lifts) ram and cylinder unit (Hydraulic Lifts) as a complete unit. 

(iii)  Motors and generators (Traction lifts) valve blocks, motor/pump units (Hydraulic Lifts) except where normally recognised repairs can be carried out at our specialist workshops.

(iv) Structures and enclosures including sheet steel or glazed entrance fronts and door panels.

(v)   Car enclosures, hung ceilings and all cosmetic decorative or aesthetic works including damage to door panels or gates.

(vi) The power supply up to and including the mains isolator in the machine room Shaft, Machine Room and Pulley Room lighting and luminaries.

(vii)  We shall not be required to carry out any work nor to make other shaft tests or to install new attachments on the lift/lifts whether or not recommended or directed by Insurance Companies or by Governmental or other Authorities nor to make any replacements with parts of a different design.

c)  It is agreed that we are not required under the terms of this agreement, to make renewals or repairs necessitated by reason of negligence or misuse of the equipment, or by reason of any other cause beyond our reasonable control except ordinary wear and tear.

d)  Items listed on the attached separate schedule are either excluded from the contract as detailed on the schedule, due to age or condition or alternatively show signs of wear as detailed on the attached schedule.  To provide maximum service from these items they are accepted in their present condition on the understanding that the Client will pay at the time of replacement, a charge in addition to the contract price, determined by pro rating the total cost of replacing the individual items.  The Client will pay for the portion of the lift of the items used prior to date of this contract and Technical Elevator Services Ltd will accept that portion used from that date forward to the date of replacement.

e)    Reports on the condition of the equipment will be issued in respect of any special circumstances determined by Technical Elevator Services Ltd.
